Cement Concrete Roads
with Steel Reinforcements

  • Durable, High-Strength CC Roads: Built to ensure long-lasting durability and aesthetic appeal.
  • Lime-Treated Ground: The ground undergoes lime treatment, improving stability and strength.
  • Deep Sub-Base: A 3-feet deep sub-base is laid to provide a solid foundation.
  • WMM Base: An 8-inch Wet Mix Macadam (WMM) layer is placed for added strength.
  • 200 Micron HDPE Polythene Sheet: Before laying Reinforcement steel bars, a 200-micron HDPE polythene sheet is laid.
  • Steel Reinforcement: Proper steel reinforcement enhances structural
    integrity and strength.
  • 8-Inch Cement Concrete Layer: Finally, an 8-inch of High grade cement concrete layer laid to ensures a strong, long-lasting road surface.

Underground Electrical Cables

  • Enhanced System Design: Our layout features separate UG connections for each plot directly from the feeder panel, housed in enclosed pipes. This setup allows for maintenance to be performed only on affected plots without disturbing others.
  • Simplified Permissions: Obtaining GESCOM permission is straightforward, requiring only statutory approval. There is no need for additional poles, cables, or transformers.
  • Future-Proof Power Supply: Transformer charges for the entire layout’s power requirements have been prepaid to GESCOM, ensuring no future power issues.

Underground Drainage (UGD)
with Latest Technology

  • Advanced DWC Pipes: In this layout, we use India’s top-rated DWC pipes with a glass-finished inner surface, enabling smooth flow and preventing blockages and leaks.
  • Innovative Pipe Placement: UGD pipes are laid on both sides of the road, eliminating cross-connections and simplifying maintenance.
  • Dedicated Chambers: Each house has its own chamber, ensuring that repairs can be carried out without digging up roads, offering a reliable and hassle-free drainage system.
  • In conventional layouts, UGD systems placed in the center of the road, with 5-6 houses sharing a single chamber, often lead to maintenance challenges, road breakage, and blockages caused by various common used products,
    resulting in frequent leaks and overflows. But in here, we have taken adequate measures to ensure smooth functioning and prevent future complications.

Quality Water Supply

  • High-Quality HDP Pipes: Premium HDP water pipes are installed on both sides of the road, eliminating crossconnections.
  • Individual Connections: Each plot has its own separate water connection.
  • Efficient System: The water supply system is fully operational, with water supplied from overhead tanks.

Storm Water Drainage System

  • Closed Storm Water System: Our layout features a fully enclosed storm water drainage system by using high quality DWC pipes, ensuring no standing water and efficient drainage. This design minimizes health hazards.
  • Conventional layouts often use open drain systems where
    standing water attracts mosquitoes, rats, and snakes, leading to
    health risks and damage to houses, pipelines, and cables – This
    issue has been addressed.

Street Lights and Illumination

  • Premium Street Lights: Premium brand High-quality, attractive street lights are installed throughout the layout.
  • Comprehensive Illumination: Lighting is provided for parks, footpaths, compound walls, entrance gates, and plantation areas.

Road & Connectivity

  • Connectivity : The ring road and service road are separated by a secure and beautifully designed fabricated grill, providing protection from heavy traffic on the ring road and ensuring added security for the layout.
  • Wide Roads: A grand 60 ft wide road extends from the entrance, featuring a central median planted with beautiful trees and plants, streetlights, and a well-lit 10 ft wide footpath on the western side, complete with greenery and seating areas.

Secure Compound Walls & Entrance Arch

  • Enclosed Layout: The layout is fully surrounded by a welldesigned compound wall that enhances security and privacy, while the front compound showcases an architecturally appealing design with Jaipur Sandstone cladding and CNC cutting, elevating the overall aesthetics.
  • Striking Entrance Arch: The entrance features a striking arch with Jaipur sandstone cladding and CNC cutting, complemented by beautifully crafted pillars and high-strength fabrication work, while the ground is elegantly enhanced with Turkish design granite cobblestones.

Top-Tier Kerb Stones & Foot Path

India’s leading brand Basant Beatons high-quality, high-strength kerb stones is used, ensuring durability, aesthetic appeal and aesthetically beautiful pavers and tiles are laid for comfort while walking. The Intersections are enhanced with Turkish design granite cobblestone paving

Safety & Security (CCTV)

The entire layout is monitored with high-resolution CCTV cameras for enhanced security and safety. The Layout is like gated community features gated access with 24/7 security, ensuring a safe and peaceful living environment.

Overhead Tank (OHT)

An aesthetically pleasing 100,000-liter overhead tank provides a continuous 24/7 supply of drinking water for the layout.

Communication Infrastructure

Communication Pipes are installed throughout the layout to facilitate internet connectivity to avoid future digging of roads.

Sewage Treatment Plant (STP)

Approximately 100 KLD sewage treatment plant processes wastewater, with treated water reused for gardening and park maintenance, ensuring sustainable greenery.

Landscaped Parks

Two beautifully designed parks offer tranquil settings for relaxation and recreation. Parks feature walking trails, seating areas, and play zones for children, catering to all age groups. Each plot is adorned with ornamental plants, flowering plants, and a fruit tree at the front. The entire layout is surrounded by lush greenery.
